Welcome to The Bx5 TENANT application Center

Your first step in the application process is to review the section below.

Step 1. understanding the process

Please read the listing and understand what is included.

Only CLEAN & RESPONSIBLE people who pay rent on time may apply with a valid photo ID

Prerequisites

  • Gross monthly income must be 2-3 times the monthly rent.
  • Favorable credit report (700+).
  • A favorable rental history.
  • Be employed and provide verification of employment and income.
  • Must be clean and responsible.
  • Must provide good references from previous landlords.

The Process

  1. First, read these steps completely to understand the process.
  2. Complete the questionnaire at the bottom of the page.
  3. Once we receive your completed responses, we will review and reach out with any additional questions or concerns.  **NOTE** All self-guided tours are scheduled AFTER the questionnaire has been completed.
  4. The self-guided tour process will be emailed to you along with a time and date.
  5. After you have viewed the property and still wish to proceed, you must completely fill out an online application (we will provide a link if you haven't done this already).  We will review your application for accuracy and completeness & reach out with any questions.
  6. If your application meets the established prerequisites, links for a background & credit checks through our selected provider will then be sent to the email on your application.  **All persons paying rent will be required to have a background check AND credit check.**  All persons over the age of 18 living in the home (not paying rent) will be required to have a background check only.  We do not accept credit reports and background checks that are older than 14 days.
  7. After all reports have been received and past reference checks have been completed, a member from our staff will discuss next steps.  If you qualify, we will move toward a lease agreement & signature.
  8. A date and time will be arranged to physically sign (or eSign) the Rental Agreement and a move in date will be determined.  

** At lease signing, please have the following:

  • A security deposit = to 1.5 month's rent (no personal checks) 
  • Proof of 1 year PAID renter's insurance including any pets (if applicable) MUST be included on your policy.
  •  First FULL month's rent + any noted misc fees.
  • We only accept:  Bank checks OR Certified Checks payable to BX5 Properties 


If eSigning, a date and time for handing the check to one of our property managers (at the unit) will be required and keys and instructions will be provided.  


If funds cannot be delivered at the time of contract signing, the arrangement will be voided and the next appropriate applicant in line will be notified.


We will provide you a copy of all signed & relevant documentation for your records.

Questionnaire

Income & Employment

You must provide the requested information to verify your monthly income.
This could be one of the following:

  • 2 most recent paycheck stubs
  • 2 most recent bank statements


If you cannot prove your income with paystubs or bank deposit statements, you may be required to have a local qualified co-signer or pre-pay the full term of the lease up front.


You must be able to provide employment verification.

This could be one of the following:

  • Provided company contact information (phone & email) of HR rep
  • 3rd party employment verification provider
