Before you submit a request, please check below to perform basic troubleshooting before you reach out.  Once you are ready, our maintenance requests are done through the Avail.co platform.  Emergencies that are  non-life threatening, please call your property manager.

Quick tips for common issues (Plumbing)

Toilets / Sinks clogged: Have you tried a Zip Tool?

Toilets / Sinks running water: Use the valve under the sink / toilet.

Zip-It Tools are effective for clogs that are at the trap or close to the drain.  This tool has barbs that catch the clog which most times is hair.


A cheap solution that can be purchased at your local hardware store or online.

The flat bottom plunger is used for sinks.

The bell bottom plunger is used for toilets.


A cheap solution that can be purchased at your local hardware store or online.

All toilets and sinks have a quick shut off valve that look like the one pictured above.  If the water will not stop running, turn the valve until the water stops.


Then please contact us with a maintenance request.

Some of Bx5 homes have a main valve with a FLO meter (by Moen) installed.  Please manually turn the valve to stop/start all water.


See if you can isolate the leak or open line.  If a leak is not present, the local water company may be performing work in the area.  Please consult with them prior to contacting property management.


If you still have an issue, please open a maintenance request or call the emergency hotline.

If you have an outlet, group of outlets or lights that will not work, please check your breaker panel for any tripped breakers.  You may have overloaded the circuit.  If you find a breaker that is tripped, switch it off completely, then back on.


If the breaker trips again, remove some of the devices from the outlets.


If it continues, please open a maintenance request.

In the kitchen, bathrooms and exterior outlets (anywhere water can come in contact) a Ground Circuit Fault Indicator outlet will be installed.  If one of them have tripped, the rest of the outlets will not work.


You will have to find the one that tripped.  Press the RESET button AFTER you can see that there is no water or potentially dangerous hazards.

As the weather cools, check the exterior of your home for cracks, holes or anywhere water can get in.  

  • Are there issues with paint, siding or roof?  Please report them immediately!!
  •  Get ready to turn off exterior water valves.
  • After all leaves have fallen, getters and downspouts may need to be cleaned. We hire professionals to do this - DO NOT attempt to go on the roof at any time!
  • Are weather strips in good condition?

The weather is getting cooler and will eventually get cold!

  • Is your heating system working?
  • Are there any drafts that need to be sealed?
  • Smoke alarm batteries - check and change as needed.
  • Remove window AC units, vacuum and clean before storing.
  • Make sure thermostats are switched to HEAT.

Snow.  Are you ready?

  • Is the garage organized and clean?
  • Check any snow removal machines, generators and make sure shovels are readily accessible.
  • Store summer equipment and furniture.
  • Remove all hoses from spouts.
  • Cover exterior water spouts.
