- Once we receive your completed questionnaire, we will review and call you to discuss any additional questions or concerns & arrange a date and time for your self guided tour.
- You will send a text message or email to the Property Manager with a picture of your VALID Drivers License or Government ID along with a requested date and time to tour the property.
- We will confirm your date & time.
- On the day of the appointment, you arrive at the home where you will take a "selfie" in front of the home. Your uncovered face and unit must be visible in the picture for location and ID purposes. - We need this to ensure you are the one touring and you are at the right place.
- A unique passcode for the door will be provided to enter the unit. This is not to be shared with anyone.
- You may tour the property at will and within your time slot. We make each self guided tour appointment in 30 minute increments. **NOTE** The home will be clean. Please remove shoes at the front door when touring or use provided shoe covering.
- After you have viewed the property, please exit from the door you entered and press the lock button on the key pad.
- If you still wish to proceed with your rental application, we will sent a link to a Rental Application (if one already has not been filled out) along with links for background checks, credit checks, job history and previous landlord referrals.
- We will review all completed documents for accuracy and reach out with any questions. All persons over 18 (not paying rent) will be required to have a background check only. All persons over 18 (paying rent) will be required to have a credit check & background check. We do not accept credit reports and background checks that are older than 14 days.
- After all reports have been received, past reference checks have been completed and your application is approved, we will reach out to provide a date and time to physically sign (or eSign) the Rental Agreement.
Upon application approval and notification, you will be required to sign the lease within 48 hours and provide all rent and security deposit. Failure to meet this deadline will result in the arrangement being voided and the next applicant in line to be notified.
** At lease signing, please have the following:
- 1st and last month's rent & security deposit (+$100) via bank check / certified check
- Proof of paid renter's insurance including any pets (if applicable) included on your policy
If eSigning, a date and time for handing the check to one of our property managers (at the unit) will be required and keys and instructions will be provided.
If funds cannot be delivered at the time of contract signing, the arrangement will be voided and the next appropriate applicant in line will be notified.
We will provide you a copy of all signed & relevant documentation for your records.
